For strata managers
One contractor, fewer chase-ups
You are the one who hears about it first - the lobby that was missed, the bins that went out late, the gardener nobody can reach. We take that off your desk: cleaning, caretaking and grounds from one crew on one agreement, each job on an agreed timetable, and every visit signed off against the building's own record so the answer to "was it done?" is already there. You keep the relationship with the committee. We keep the building running and the evidence filed.
What you get
- One agreement per building, or the same deal across the portfolio
- Cleaning, caretaking and grounds from one crew instead of three contractors
- Every visit signed off, with the detail an owner can read
- Your committee reports answered from the record, not from memory
- A standing timetable per building, so routine work is never a phone call
- Direct access for your team to the building page, with role-based permissions
Why Strand
- We work alongside you, never around you
- The record stays with the address through a handover
- The app is free with the service
- Small schemes and large schemes, same deal
- Hard-to-reach work through a specialist team we vet
The services behind it
- Cleaning: The areas you nominate, and short-stay turnovers.
- Building management: Caretaking, walk-arounds, bins and the day-to-day jobs.
- Grounds & gardens: Lawns, edges, hedges, beds and arborist work.
- Key dates & safety: Dates met, not chased. Incidents logged as they happen.
Take one service, two or all of them, on one agreement. The app comes free with any of them.
What strata managers ask us first
- Do you take over the strata management?
- No. We are the building services contractor, not a strata manager. You stay the manager of record, keep the relationship with the owners corporation, and we report to whoever you tell us to.
- What happens when we hand a building over?
- The record belongs to the address, not to a person or a firm. Visits, key dates, documents and the history of what was done stay on the building page, so an incoming manager starts from the history instead of from zero.
- Can you take one building before the whole portfolio?
- That is usually how it starts. We walk around one building with you, send a proposal for that building, and the rest follows if it works.
- What do owners see?
- What the building asks us to show them. Access is role-based, so an owner, a tenant, the committee and your team each see the view that suits them. Contracts can be cited without their rates being shown.
