Strata schemes are our specialty, and we look after short-term accommodation and single residences too – the same three services on the same kind of agreement.

Strand is a Central Coast business based in Terrigal, taking work up and down the NSW coast – the Central Coast, Newcastle and Sydney. The app is available anywhere in Australia, with or without crews.

The record we keep

One record per address, made up of six things, and what every concierge answer is built on. It is kept up to date as the building runs: visits, key dates and the building's own paperwork all land in the same place, so the concierge answers from what actually happened rather than from memory.

The record stays with the address when the strata manager, committee or contractor changes, so an answer given next year is built on the same history.

The three services

• Cleaning – the areas you nominate kept clean; every visit logged.
• Caretaking / Building management – someone who knows your building; daily walk-arounds, bin rooms and bins, and the day-to-day jobs, all logged.
• Grounds and gardens – lawns, edges, hedges, garden beds and watering, each job on an agreed timetable.

Take one, two or all three on a single agreement with one crew covering the lot – a cleaner who is also the caretaker, or the gardener, in whatever mix suits your building. One crew instead of three contractors is where the cost comes down.

Powered by Claude. It answers from your building's own record and shows you what it used – the law, the by-law or the clause in the contract. It knows who is asking, so a tenant, owner, committee member, manager or trade each get the answer that applies to them.

Proof that someone turned up

Cleaners, building managers, caretakers and contractors tap Check in on the building's page when they arrive. That records who came, when, and how close to the building they were – so a visit has a receipt instead of just a claim. Everyone with access to the address can see the log.
